Transaction Process

List / Market the Home (Seller) or Finding a Home (Buyer)

    • Listing agreement.
    • Property disclosure form.
    • Lead based paint form.
    • Profile sheet (seller).
    • Agency disclosure and broker's policy on agency.

Make (buyer) or Receive (seller) an Offer

    • Accept terms or counter offer.
    • Offer will be accompanied with Inspection Addendum.
    • Initial ALL changes.
    • Earnest $$$ and Taxes are negotiated.

Inspections are Performed

    • Must complete inspections w/in time frame described in contract.
    • If functionality / safety issues, buyer will come back with a post-inspection addendum for both parties to agree upon.

Close the Contract

    • Usually takes 4-10 weeks from acceptance of the offer.
    • Dependant upon financing approval and adequate appraisal
