Transaction Process
List / Market the Home (Seller) or Finding a Home (Buyer)
- Listing agreement.
- Property disclosure form.
- Lead based paint form.
- Profile sheet (seller).
- Agency disclosure and broker's policy on agency.
Make (buyer) or Receive (seller) an Offer
- Accept terms or counter offer.
- Offer will be accompanied with Inspection Addendum.
- Initial ALL changes.
- Earnest $$$ and Taxes are negotiated.
Inspections are Performed
- Must complete inspections w/in time frame described in contract.
- If functionality / safety issues, buyer will come back with a post-inspection addendum for both parties to agree upon.
Close the Contract
- Usually takes 4-10 weeks from acceptance of the offer.
- Dependant upon financing approval and adequate appraisal
