Financing -- Items Needed for a Loan Application
The web site is inteded to be a tool to help the buyer make the decision on the best option for them.

1.)   Purchase & sales agreement for the house the borrower wants to buy.

2.)   Residence history:

n      where the buyer has lived the past 2 years

n      if renting, the landlord or rental agent’s name, address, and phone number

n      if currently owning, lender’s name, address, phone number, and type of loan

3.)   Employment history:

n     names, addresses, and phone numbers of employers for past 2-3 years; position   held, full-time / part-time / temporary; income earned

n     if self-employed or fully commissioned, tax returns for past 2 years + a year-to-date income and expense statement

4.)   Income information:

n     amount & sources, including regular salary and secondary sources, such as pensions, social security, disability, child support, alimony, etc

5.)   List of assets:

n      names, addresses, and account numbers for all bank accounts

n      value of personal property; make, model, year, and value of cars

n      cash and face value of insurance policies or other assets

n      address, description and value of any other real estate owned (income properties should have a spreadsheet showing relevant data.

6.)   List of liabilities:

n     name, address, and phone number for each creditor and the balance, monthly payment, and account number

n      net dollar amount from the sale (after commissions and expenses)

***NOTE:  if buyer is being relocated by an employer who’s paying all or part of the costs, a letter from the company stating what it will pay for will be required.
